do I need an architect?

Not all building projects require an architect to be a part of your team, but there are many reasons that you might want to hire one. A well designed structure will be easier to price and build, leading to fewer surprises during construction and a lower price per square foot. A well designed building will be more comfortable and offer large energy savings over its lifetime. There is a very helpful article you can find at the address below that offers more in depth information- https://www.aiadc.com/page/why-hire-architect

How do you charge?

As all projects vary in their size and scale of work, so do the fee structures. Please feel free to contact me, initial project consultation is free and can help you gain a better understanding of the process to realize your new space. Most clients are familiar with a Percentage of Construction model of contract. This percentage can vary depending on the level of service expected and is negotiable per project. Although this is the most widely known, there are several other ways to set up a contract that can be very convenient, depending on the client’s wishes. A Time and Materials contract is a second model that is popular and efficient. The client is billed at the end of each month for Time spent and any Materials (usually printing, material samples, etc.). Lump Sum can also be an alternative in which the scope of the project is spelled out and a fixed price for the work can be given as a quote.

What makes you different from other architects?

Lundeen Architecture & Design sets itself apart from other Architects by having an extensive construction background.  Eric has decades of construction experience which translates into seamless communication with your construction team. This knowledge allows for huge cost savings during the design and building processes and leads to fewer errors and less time on construction administration.  Eric is one of the few Architects that could design and actually build your house by himself.
